Some Background on Estero's Unique Building Codes
Since early 2002 the
Estero Community Plan has been a part of the
Lee Comprehensive
Plan. Since then the
Lee County
Land Development Code (LDC)
has been amended to include many provisions unique to Estero). These provisions
provide "Overlay Districts" for Corkscrew Road, US 41 and
Sandy Lane that contain site
planning and appearance standards for developers in these areas. In
addition they include permanent and temporary signage standards,
enhanced buffering requirements for commercial properties adjacent to
residential communities and special development standards for gas
stations and convenience stores throughout Estero.
To assist developers and development professionals satisfy the vision of
the
community plan and the regulations and standards in the
LDC the
ECPP and the
EDRC
provide:

feedback
opportunities for developers to present their plans to the
community
and obtain feedback from the community regarding their project and plans,
-
information about adjacent projects and advice about
how other developers have satisfied Estero's high development standards in a
fair and impartial way,

chances to work informally with developers and their professionals to
improve the effectiveness and appearance of their projects,
-
communication with County staff, the Hearing Examiner and the
Board of County Commissioners regarding community acceptance of proposed
development projects.
