Application Fee: $100, make check payable to "The Estero Community Plan Fund" (One Application Fee is required
per project and should be submitted to the EDRC at the review meeting.) All
OF the following drawings must be submitted along with a completed application (the drawings must be to scale and
LEGIBLY printed [BUT no smaller than 11” x 17”] and prepared by the appropriate licensed professionals): - Site Plan:
- Must include setbacks, perimeter buffers, parking calculations and layout, pedestrian circulation and amenities, proposed building footprint, open space, preserve areas, and native trees or palms to be protected.
- Architectural Elevations:

Elevations must show all sides of the proposed building and must include proposed finishes to all surfaces.
Special architectural details must include descriptive labeling and may require detail sketches.
Proposed roof height must be shown. Elevations must be dimensioned and to scale. Renderings, floor plans and/or roof plan would be helpful to understand the elevations.
- Landscape Plan:
- Landscape Plan must illustrate the design intent of the proposed landscape, and shall include the type, size, location and specifications of all landscape material. The landscape material must be shown to respond by specification and location to the proposed architecture and any other designed elements. Typical D.O. schematic landscape plan depicting only the LDC minimum requirements is NOT acceptable and will not be reviewed.
- Photographs:
- Photographs of the proposed development site including any existing vegetation, and photographs of the adjacent properties depicting any existing structures and their architectural styles.
- Color Chips:
- Color chips of the proposed colors to be used on the architecture and any secondary architectural structures
and must be clearly specified. Proposed colors may be included on the architecture elevations.
- Signage:
- Detailed Plans of signage, both on the building, and
the site must accompany this application.
- Site Locator Map:
- Showing how this project fits into the macro landscape. This allows
us to evaluate adjacencies for noise & visual buffers as well as
pedestrian links so that our commercial areas relate to
residential and other commercial projects thus eliminating the
constant need to use automobiles accessing the roads
unnecessarily.
- JPEG of Elevation:
- It is not mandatory but would be
appreciated if a JPEG of your
elevations be sent to
MGLyons@verizon.net for posting on our
website.
