Estero Design Review CommitteeDevelopment Order Community PresentationLee County Board of County Commissioners (BoCC) has established within the Lee County Land Development Code (LDC) provisions specific regarding community meetings for each Development Order (DO) on any project within the Estero Planning Community. These regulations supplement the County's general regulations and provisions. These regulations are intended to provide an opportunity for public input and participation prior to County consideration and approval of each DO. LEE COUNTY LAND DEVELOPMENT CODE: Subdivision V. Estero Special Development Areas of High Growth Sec. 34-1042 Purpose and Intent. The purpose of this subdivision is to create standards for areas of rapid commercial growth in the Estero Planning Community, described in Goal 19 of the Lee County Comprehensive Plan. Specific high growth corridors may be designated as overlay districts subject to the provisions of this Subdivision. The policies contained within this Subdivision are intended to encourage mixed-use developments, interconnectivity and pedestrian activity. The purpose of each overlay district is to achieve and maintain a unique, unified and pleasing aesthetic/visual quality in landscaping, architecture, signage. These regulations will apply to all Development Orders and type 1, 2, 8, 10, and 12 limited Review Development Orders requested within the Estero Planning Community. The owner or agent for any of the referenced Development Orders must conduct one public informational session within the Estero Planning Community where the agent will provide an overview of the project for interested citizens. (emphasis added) This meeting must be conducted before the application is submitted. The applicant is fully responsible for providing the meeting space and providing security measures as needed. Subsequent to this meeting, the applicant must provide County Staff with a meeting summary document that contains the following information: the date, time and location of the meeting; a list of attendees; a summary of the concerns or issues that were raised at the meeting; and, a proposal for how the applicant will respond to any issues that were raised.
Legally you may set up and hold your own public meeting, making all the arrangements, providing the required notices and footing all the expenses yourself. However if you want some input from the community you are strongly encouraged by the Estero Community to utilize a public meeting of THE ESTERO DESIGN REVIEW COMMITTEE (EDRC) for your presentation. EDRC public meetings are held in Estero at least once per month and are attended by a broad cross section of community leaders, County Staff, interested citizens, ECPP and EDRC members, and other stakeholders. Meeting space arrangements, Meeting Agendas, Official Meeting Notices, and Attendance Records are all arranged by the Committee. The Committee prepares and maintains a file of meeting Minutes, and prepares a summary which is forwarded to County staff
and the applicant. The Developers submit the summary
with their own written summary document, as required by Sec. 34-1042. Application submission procedures and requirements are found at:
