Meeting called to order.
Approval of the minutes of the October 10th meeting was called for.
A motion to approve the minutes was made, seconded and carried
unanimously. Minutes were approved with no changes.
Location:
South Village at Coconut Point Tract #1D-3, Oakbrook Properties
Presented by:

Discussion:
South Village at Coconut Point Tract #1D-3 located south of Sweet
Water Blvd. & west of the Estero Fire Station includes pedestrian
walk, brick paver entrance, with the project sharing the dry
detention area with the Estero Fire Department. Horizontal
elements were added to the base of the building along with stone
facades at main & west elevation, stone work in the tower was
eliminated; added variation in heights & elevations of towers to put
balance between elevations; windows were adjusted with awnings
added; adjusted color for continuity with adjacent buildings and
tile was added to resolve comments of the EDRC.
The committee found the changes to be favorable. No further comments
were made.
Landscape includes row of live oaks & shady lady along perimeter,
ligustrum & lower vegetation for added buffer, 20ft oaks in parking
lots, royal palms added along the building.
Comments: Great project; really pulled together.

Discussion:
Uno’s Chicago Grill Restaurant is located in Coconut Point at US41 &
Pelican Colony Blvd. The building has a balcony, canopy, tile,
awnings on the windows, the service area will be enclosed with a
wall & a gate for access.
Comments:
• Very nice
alternative for the required pitched roof on a restaurant building
under 5000 sq. ft. , very well done.
• Best design we have
seen for a small restaurant with mechanical equipment on roof.
Landscape:
West perimeter consists of live oaks & black olives with oaks in the
parking lot, the detention swales include plantings, all island have
shrubs, east perimeter consists of hollies & cabbage palms, the
dumpster area is screened with vibirnum.
Comments:
• Use 16 ft. palms
• Pedestrian walk
adjacent to commercial lot is required.
• Nice design, well
done

Discussion:
Estero Professional Center is an existing building in Estero
presenting signage for review. The monument sign will be textured to
match the building, and will be internally illuminated. Dimensions
are 9 ft high by 12 ft wide, and will be located on the northeast
corner of the driveway entrance.
Comments:
• Must provide street
address on the sign

John Hartley, AIA Gotsdiner Architects.
Discussion:
John Hartley from AIA Gotsdiner Architects and his team presented
revised plans for Mattress Firm. Changes included moving the
building to the back of the site and deleted the loop road behind
the building, internal sidewalk connectivity to main sidewalk was
added, bike rack added, added internal plantings, added articulation
to front of building, added canopy.
Comments include:
• For south exit drive, make
right in only or eliminate drive completely.
• Plant the retention area.
Increase size of trees.
• Add sables for
height & buffer of eaves
• Move front building
walk - in to allow more frontal landscape.
• Nice improvement.
• Bring back signage
and lighting.

Discussion:
Gregory Toth of Select Real Estate presented plans for an
administrative amendment to the original landscaping plan at Estero
Bay Chevrolet. The revision includes expanding the planter &
adding 7 trees in the enlarged planter area. The 8th tree is to be a
Holly tree at the end (southeast corner) of the building.
All EDRC members were in favor of approving the administrative
amendment for the landscaping.

Crossings Tract K

Discussion:
The project consists of a main building with associated retail,
located on the northwest corner of US 41 and Coconut Road.
Comments:
• Long building design
is not Mediterranean and is not in compliance with US41 overlays.
• Doesn’t go with
anything located beside it or across the street from it.
• Give the building
more makeup & jewelry.
• There are issues
with connectivity
Landscaping consists of planting in the detention area with clusters
of cabbage palms for buffer, and 75 ft of landscaping on either side
of wall.
Comments:
• Very little
buffering for building
• Perimeter planting
has to amount to 10% of the building size.
• Landscaping does not
meet code.
• Bring back with
landscape and building revisions.

Paradise Shoppes of
Estero
Presented by:
Truman Gee and Getra Thomason, Chick-fil-A Development
Discussion:
Chick-fil-A will be located on US 41 north of Williams Rd in the
Paradise Shoppes of Estero. The building consists of two
towers, tile roof, stone along the base of the building and towers,
with tile canopy over the door & drive–through and awnings on the
windows.
Comments:
• No reader board
allowed on signage.
• Change the
pointed monument sign to more traditional shape, base of sign must
be increased, does not meet code.
• Change the height of
one of the buildings towers.
• Add more landscaping
detail and a roof to the service yard behind the restaurant.
• Add another royal
palm on the left side of the building.
• Change the thatch
palms to sable with 8-18 ft varying heights.
• Add shrubs to buffer
the rear equipment panels.
• Break up the parking
areas with island and canopy trees, cannot be more than 10 spaces.
• Bring back with
changes at December meeting.
Presented by:
Deborah Rardin, Postmaster.
Discussion:
Deborah Rardin, Postmaster, presented preliminary plans for the new
Estero Post Office for recommendations from the EDRC. The committee
appreciates the cooperation of the Post Office officials in making
this presentation and in expressing their desire to meet the design
standards in the Estero community.
Comments:
• Change metal roof to tile.
• Scored block is not Mediterranean, change to
stucco.
• Articulate window sills.
• Add access walk.
• Big empty land area, plant trees, very little
planted area in front of building, 3 sides of building has area for
plants.
Applicant: Pump Station at
Wildcat Run
Presented by:
Kevin Scott and Tom Noyes
Gordon Lyons abstained and appointed Tom O’Dea as Chair for the
presentation of the pump station at Wildcat Run due to conflict of
interest.
Comments:
As long as residents in Wildcat Run are fine with the addition of
the pump station EDRC will not object as it is located inside a
gated community and is not visible to the Estero Community at large
All EDRC members are in favor of approving the project.
Location:
US 41 in Albertson’s Plaza.

Discussion:
Joe McHarris presented plans for ZaZa Pizza located on US41 in
Albertson’s Plaza on the north side of the building. The plans
are to add 385 sq ft patio space for outside dining. The
elimination of the double row hedge to accommodate the patio can be
mitigated through the administrative process. The landlord is in
agreement with the addition.
Comments:
• Put in trellis to add landscaping.
All EDRC members are in favor of approving the project.
Old Business:
Walgreens signage and Stoney’s signage:
Tom O’Dea has communicated with Peter Eckenrode. The committee
recommends a letter be sent to Peter, with a copy to all
commissioners, requesting that the signs be changed. Tom will
discuss with Peter before writing the letter.
There being no further business to come before the committee the
meeting was adjourned.
Next Meeting: Next EDRC Meeting will
be held on Wednesday, December 12, 2007 at the Estero Park Community
Center.
